I am a Realtor©.   Joel Sutherland has been a marketing executive for several years (President of Marketing at DCB Computer Consultants; Director of Marketing at dcbwebdesigns.com, Senior Director of Management at Sierra West Properties and various marketing positions at CompUSA, and Shaw Inc). Joel now brings that same marketing professionalism to real estate.
 
Joel is a member of the National Association of Realtors Executives and the Vice President of the Corona Golden Elite Track and Field Youth Club. A member of The National Association of Realtors, Corona/Norco Association of Realtors.

In his first year,  Joel ventured out to begin mrcorona.com and develop the Best Real Estate Agents website in Corona California.   At the begining of 2005 Joel received his Premier Estates designation and became a Luxury Home Marketing Specialist. How am I paid?

I work solely on commission, with no retainer or stipend from either my clients or my Broker. I receive a percentage of the commission fee that is paid to the Broker by the seller when the home goes to settlement. The percentage I receive from my Broker varies based on a sale (50%) versus a lease of (2%) of Annual Receipt.  If a listing broker charges 6% to sell your house, they usually offer half that fee to the selling broker through the MLS, retaining the other half (see table below).

How does my Customer Appreciation Program work? Depending upon which program you choose, I still offer the competitive 3% to 4% of our total fee to the selling broker. So even though you pay less, there is just as great an incentive for other real estate agents to show your home as if you were paying a 6% fee. Remember that most real estate agents work on commission, so the more a seller offers the selling broker, the more incentive agents have to show your home.

How are commission fees split?

In many cases, the listing broker will keep half or more of the total commission, and pay the difference to the selling ("Co-op") broker. The brokers, in turn, split their fee with the respective listing/selling agent (that's ME) in accordance with their internal percentage agreements. As an example, a 6% commission — assuming equal split between the brokers and the agents — would be distributed as follows:

Customer Appreciation Program
My customers are very important to me. I commit my time, effort and resources to helping you buy or sell your home. In return, I ask that you are committed to buying and selling through me. In appreciation for your loyalty, I offer the following: If I am your listing agent and I personally sell your property (no other agent involvement - Exclusive Listing), I may reduce my commission by 1% if deemed necessary.
 
If you list your home with me and use me to purchase your new home, I may reduce my commission by 1%.
If you are relocating to another state and use me as your referring agent, I will purchase the Home Warranty for your current home.
 
If you refer me to a friend, family member or associate, I will send you a "Thank You" gift upon the closing of their transaction.
 
If you use me again (and I hope you will) I may reduce my commission by 1% if deemed necessary.
